Wet Basements



Wet basements often start prior to construction. Mother nature has been channeling water through arteries and capillaries under the soil since the beginning of time. Dense soils, shails and clay trap water in the loose back fill next to your foundation and create what is known to be a "false water table".




Water trapped in the "false water table" puts an enormous amount of pressure on your foundation walls. Once the original waterproofing breaks down, water will enter your foundation through micro fractures on the exterior masonary wall surface.



Waterproofing at time of construction is more like "damp proofing". Your builder had a thin layer of mortor spread over the foundation known as a "parge coat". The parge coat will dry and be covered in biodegradeable tar. The tar layer breaks down almost immediately. Water will seek the path of least resistance and fill the hollow core pockets in the masonary block.





Block walls fill with water during heavy rains and create a "water logged" condition. Water logged walls are extremely weak from years of exposure to dampness, moisture and acidity. A foundation in this state will most likely fall victim to the forces of mother nature and structural damage will set in.



Basement finishing in front of water logged walls will set up the perfect microbial storm. Organic matter from wood, drywall, and carpet serve as the perfect breeding ground for yeasts, fungi, and toxic molds.
